You will find a warm welcome when you stay on our working beef, sheep & arable farm in the beautiful Warwickshire countryside. We offer comfortable rooms with en-suite facilities, safe car parking, substantial buffet breakfast, comfortable lounge with log fire in winter We have a garden with lovely views and seating areas. Rooms are available from 2pm, earlier if required. Guests are asked to vacate their rooms by 12:30 pm on day of departure. All our rooms are non smoking, but guests are welcome to smoke outside on the patio areas Within 2 miles of junction 15 of the M40 and close to the attractions of: Warwick, Stratford-upon-Avon, Cotswolds, NEC, NAC, Heritage Motor Museum Gaydon, Leamington Spa and much more ! Excellent pubs serving good food ½ mile away. Children welcome,we are open all year.

Directions From junction 15 of the M40 take the A429 south into Barfor, over the bridge, over the mini roundabout, take the next turning left "Wasperton Lane".Follow the road past the houses, around a sharp bend: we are the 1st farm on the left "Middle Watchbury Farm B & B."
